In Orlando the air conditioner runs nearly all year and moves an enormous amount of humidity. When the condensate drain clogs, water overflows inside the air handler closet.
That dark, damp spot is where mold thrives. And because it is connected to the ductwork, the system distributes spores through the whole house every time it kicks on.
If the musty smell shows up right when the AC starts, the problem is almost always the system, not the room.
What it includes
The work, step by step
No fine print: this is exactly what we do, and in what order.
01
System diagnosis
We check the air handler, coil, drain pan and condensate line to find the real source of the moisture.
02
Duct inspection
We verify contamination, broken seals and damaged insulation across the whole duct network.
03
Fix the leak
We clear the drain, repair the pan and make sure the condensate exits where it should.
04
Clean or replace ducts
We clean what can be salvaged and replace contaminated flex duct that cannot be sanitized.
05
Antimicrobial treatment
We treat the coil and interior surfaces so growth does not come back.
06
Repair or replace the equipment
We repair or install the full system if it has reached the end of its service life.
Why us
Why choose us for hvac and ducts
We work on the equipment itself, not just around it.
We treat the contamination in the system, not just the mechanical side.
We resolve the cause of the moisture — which is what makes the problem come back every summer.
We live and work in this community. We are not a national franchise dispatching a crew from another state.
Warranty
What we stand behind in writing
Interior repairs
1 year
Roofing work
20 years
It covers our workmanship. Materials additionally carry their manufacturer's warranty, which is handed over with the job.
It does not cover new damage. If a problem shows up later from another cause — another storm, another leak, lack of maintenance, or work done by somebody else — that is a separate loss and gets handled as one.
The term that applies to your job is put in writing in the service agreement before work starts.
A real job
What it looks like solved
Same kind of damage, in a home nearby.
Before
After
Air handler corroded by years of condensate
The cabinet was rusted through inside and the perimeter sealant was spent, with the unit sitting on attic insulation. The whole system was replaced on a new platform with new flex duct.

Frequently asked
What people ask us most
If your question is not here, call us and we will answer it on the phone, no obligation.
How often should ducts be cleaned?
There is no fixed schedule. It is justified when there is visible contamination, a persistent odor, a recent remodel, or if the house has had water or mold damage. If none of those apply, you probably do not need it yet.
Why does it smell musty when I turn on the AC?
It is almost always moisture built up in the air handler or on the coil, usually from a clogged condensate drain. That smell is the early sign of microbial growth inside the system.
Repair or replace the system?
It depends on the age of the equipment, the cost of the repair and its current efficiency. We give you both numbers so you decide with information, not under pressure.
Call us and we will tell you on that same call what to do right now, even if you end up hiring someone else. The inspection is free and so is the advice.
