Almost every Florida house is stucco on the outside, and almost all stucco eventually cracks. The question is not whether there are cracks. It is what is behind them.

The typical two-story house here is built from two different systems: concrete block downstairs and wood frame upstairs, with stucco over both. They look identical from the street and they behave in opposite ways.

On block, water coming through a crack gets absorbed by the block like a sponge and eventually evaporates inward. Annoying, but rarely structural. On wood frame, that same water gets past the barrier and reaches the framing. There, cracks stop being cosmetic: they are the leading cause of damage in that kind of wall.

And the underlying problem is that water gets in easily and gets out with difficulty. Stucco over wood needs a barrier that also drains, and in plenty of Florida houses that barrier was installed in a way that never drained anything.

  1. Identify what is underneath

    Block or wood frame. It is not a detail: it decides whether the crack is a finish problem or the start of a structural repair.

  2. Find where it comes in

    It is almost never the crack you can see. The usual entries are around windows and doors, the control joints, and where the first story meets the second.

  3. Open only what is needed

    Stucco comes off the compromised area until we reach sound substrate. Opening too little leaves the problem inside; opening too much runs the cost up for nothing.

  4. Deal with what turns up

    Rotted wood, a barrier installed wrong, or mold. Whatever the wall reveals, the job does not stop.

  5. Barrier and lath

    The weather-resistive barrier goes back in a way that actually drains, with the right laps and the flashing that sends water back out.

  6. Stucco in coats

    Scratch, brown and finish, respecting each coat's cure time. Rushing that step is what makes the repair crack again.

  7. Texture and paint

    We match the texture to the existing wall and seal it. A repair done right is invisible from the sidewalk.

Is every stucco crack a problem?

No. Over concrete block, microcracking is normal and largely unavoidable. What matters are cracks in wood-frame areas, cracks that trace the outline of a window, cracks that step diagonally, and any crack that drips or stains. Those do matter.

How do I know if my wall is block or frame?

In a two-story Florida house the usual build is block downstairs and frame upstairs. Knocking sounds different — block is solid, frame is hollow — but the reliable way is to have someone verify it. We do that on the inspection, which is free.

Does elastomeric paint fix the cracks?

It works on hairline cracks over block, and there it is a reasonable answer. Over a crack that is passing water into a frame wall, it only hides it: the water keeps coming in and now you cannot see where. It is the repair we most often have to undo.

When does it need removing and redoing instead of patching?

When the substrate is compromised. If there is soft wood, a torn barrier or mold behind it, patching the outside is makeup: the damage keeps growing underneath. We tell you based on what the wall shows when it opens, not before.
