How to tell you have mold at home even when you cannot see it

Mold in Orlando does not need a flood. Year-round humidity, a slow leak or a poorly vented bathroom is plenty. That is why so many houses live with it for months without knowing.

The signs, in order of reliability

   A musty smell that will not go away

   This is the most reliable sign there is — more reliable than seeing a stain. If the smell is always there and airing the room out does not clear it, there is active moisture somewhere.

   Symptoms that improve when you leave the house

   Congestion, coughing or itchy eyes that settle down when you spend the day out and come back when you walk in. People notice the pattern but rarely connect it.

   Paint that blisters or peels

   That points to moisture behind the surface, not to a paint problem.

   Water stains on the ceiling or in corners

   By the time the stain is visible, the material has been wet for a good while.

The same four hiding places, every time

• Behind the drywall, on the wall the bathroom shares with the hallway.
• Inside the air handler closet, when the condensate drain clogs.
• Under laminate or vinyl flooring, if water got in once and never dried from underneath.
• In the attic, on top of the insulation, from a small roof leak.

Why bleach does not fix it

Bleach lifts the color out of the stain on the surface, which makes it look like it worked. But it does not penetrate porous materials like drywall or wood, and above all it does nothing about the moisture feeding the growth. Within a few weeks it comes back in exactly the same spot.

The rule is simple: as long as the moisture source is still there, the mold comes back. Any job that does not include fixing the leak, the drain or the ventilation is money thrown away.

What a real assessment involves

In Florida, assessing mold and remediating it are two separate licenses. A serious assessment is done by a state-licensed assessor, identifies the type and the extent, and — most importantly — locates where the water is coming from. Without that, removal is cosmetic.
